11 STAGES OF STRATA DEVELOPMENT

Stage 1 - Property Potential Review - $500

  • Meet with Warren Livesey via Zoom and discuss this Property Potential Review. Please send a list of owners (including emails) to be invited to the zoom call and a preferred time and date.

  • Meet with a valuer to establish the value of the common area (owners’ cost). Next Level can provide an introduction to our preferred valuer 

  • Meet with a town planner to confirm if the space can be developed and provide a brief for the architect (owners’ cost). Next Level can provide an introduction to our preferred town planner.

Stage 2 - Project Plan Stage - $4900

  • Site meeting with a strata representative (owners) to discuss the present ‘state of play’. Discuss strata goals and aspirations. Site inspection and capital work discussions, site conditions and constraints.

  • Contact each owner (if interested) to discuss their thoughts and ideas on further capital works and potential redevelopment

  • Next Level to liaise with property consultants to establish ideas and concepts:

  • Draw up a draft outline plan from all owners’ discussions

  • Initial discussions with our preferred Town Planner on the building control so we meet or try to exceed building controls, based on nearby developments.

  • Draw up a new proposed strata subdivision floor plan and report back

  • Create the Financial Feasibility Report to determine the best project direction to maximise the capital return, while providing an application that is likely approved by the council.

  • Client meeting via Zoom.

Hourly rate - $200 per hour

OUR STORY

Hi.  I'm Warren Livesey, the founder of Next Level –

Sydney’s Strata Property Development Specialist, based in the Eastern Suburbs. 

Having developed several of my own properties, I understand the frustrations of being a property owner wishing to develop common space in a strata block. With multiple owners, everyone has their own goals and motivations. Conversations can become derailed by differing personalities, it can feel like nothing seems to happen and you go round and round in circles. Some are wary of other owners pushing their own agenda, whilst others struggle with change. 

The majority of apartment owners I speak with are top floor owners. They have a desire to develop the roof space but struggle to get support from the other owners. This is because the other owners don’t understand or know “what’s in it for them”.

This is where I can help.

Since 2008, I have managed over $78 million in development projects, helping strata owners leverage the untapped potential of their strata property, and I've learned a lot along the way.
